1. Concierge / Front Desk – Could you be the face of Millharbour E14?

If you understand building maintenance and are good with people and paperwork then this could be for you.

We’re looking to add to our Concierge Team at Millharbour in Docklands. The role includes carrying out site inspections on a tablet computer, signing residents and contractors in and out, helping residents by following policies, upholding the estate rules and regulations and checking on the cleaning and gardening staff as well as learning about the plant and machinery.

You’ll need to be articulate, good with people, take a pride in your appearance and set high personal standards for yourself and the development, that means litter picking, notice boards, key control, mailroom etc. Equally you'll need to be comfortable re-setting boilers and plant and understanding what Maintenance Engineers come to do and the outcome of their visits.

The role is key to making Millharbour a destination and a place where people want to live by maintaining the highest standards at all times.

A good command of English is required as well as the ability to be sensitive but assertive as you will need to move youths on, monitor CCTV and advise on policies and procedures.

Your computer skills need to be good enough to log and photo repairs, carry out inspections using a tablet computer, and look up contractors, issue works orders and send/receive emails.



SIA qualification desirable, however we support study for industry qualifications.

Millharbour is a development comprising 352 apartments, some private, some Housing Association as well as a Tesco store and a bar and dentist. Ringley act as Managing Agent for the development and will support the successful individual with training on the building plant and facilities as well as procedures and IT requirements.

About You

In the role, you will be providing professional advice to clients and supporting enfranchising leaseholders.  This will involve dealing with portfolio and loan security valuation for property companies, banks and other major institutions in order to contribute to fees, billings and profits in line with targets.

As such, core responsibilities may include, but are not limited to:

•    Supporting the team in developing a client portfolio

You will need to:

•    Be MRICS or FRICS qualified

•    Have hands on Landlord & Tenancy experience

 You need not have had previous Board experience but you will need strategic capabilities and be able to take strategy out of the Boardroom, implement it and be able to read and monitor operational performance indicators. 



The Candidate will be

- valuation 1st discipline, but very building savvy, whilst you might not like a doing a building survey, dilapidations report or party wall job personally you need to be able to understand the risks, defects detective trails and process flows so you can learn how to sign off others work and on rare occasions be able to do this work too

- have lots of drive, determination

- understand lease extensions/FHP and relevant caselaw

- be a good and proactive negotiator  

- understand that difficult valuations are achieved by picking up the phone not just looking at websites

- be able to reason the different valuation approaches to employ as facts change and to debate this in pursuit of the right answer

- capable of me introducing them to some key clients and then following this up with perhaps "doing a staff training for them"



Due to the autonomous and future partnership nature of this role, we will only accept applications from fully qualified surveyors with proven post qualification experience. The ideal candidate will be someone interested in making their mark on the firm and becoming a partner in time (re-structuring took place in 2013 to make this a reality) - someone who is interested in buildings and is comfortable and happy dealing with clients. You will be a self-starter who, once up to speed, needs no supervision - either in your day to day valuations work or the management of the team.

to work as part of a team to complete the Ringley “branding review” across 8 websites

to shadow our IT Network Engineer and cover for desktop support services under direction

What to remember before you apply:

Keeping your Team Leader informed is crucial, after all there’s no point working hard if we can’t offer up our work for approval, enjoy learning from constructive criticism and be part of a fast moving team.

 We understand this might be your first job and we don’t expect you to come to us with any specific property knowledge as we'll train you. Bags of common sense and being able to think on your feet are essential qualities.

We all break for lunch at 1pm till 2pm so a chance to catch up with friends/colleagues – there’s normally a joke or two going down in the lunch room.

Afternoons are often busy with newspaper, print or team email deadlines.

At the end of the day we need to check in with each other, see where we are and plan for the start of the next day.

 

Required skills:

 

Some design experience, good communication, numeracy, literacy, IT skills (HTML and SEO knowledge a distinct advantage), GCSE’s grade A-C in English and Maths, Good time management and organisational skills.  Good customer service skills, ability to think independently.

  • Consider planned preventive maintenance from a building pathology view, what the lease allows and consider statutory consultation, health and safety risks, funds available and insured items.
  • Manage building risks : Asbestos, Fire, Health & Safety, Water Chlorination, Plant , Flues etc….. advising clients of statutory and legal requirements
  • Keep an eye on cashflow and tick your on-line arrears weekly to instruct your Ringley Legal Officer to get the money in.

During your first Ringley year to build up a portfolio to hit margins to enable you to take part in profit share thereafter.
Keep Clients assets adequately and competitively insured: 
Meet/exceed Ringley’s Service Level Agreement insofar as they relates to your role:
Site Visits & Meetings and Accounts being the main items
Benchmark repairs against  (a)  the lease   (b) insurance (c) Section 20 limits  (d) the budget   (e) reserves.   
Signpost owners who need to make insurance claims
Raise Works Orders to the right cost centre :  budget, reserves, owner recharges and insurance. Authorise expenditure, getting the Vat rate right on utilities and checking insurance claims proceeds are received before paying out
Manage building risks :  Asbestos, Fire, Health & Safety, Water Chlorination, Plant , Flues etc….. advising clients of statutory and lease requirements where necessary and keep abreast of changing legislation
Instruct your Ringley Legal Officer to deliver success on :
Arrears, disputes, sales packs, resolutions etc….
Instruct and manage 3rd parties work on site checking with Clients, or contractors job sheets, photos, site visits or inspecting as necessary to achieve results
Monitor and improve margins on your portfolio
Carry out a strategic review your portfolio (at least quarterly) covering the following topics:
Cashflow,    Budget : Variance,    long term/large arrears,     deficits/surpluses
Prepare service charge budgets in good time meeting and agreeing these with Clients and creating a strategic 10 year plan 
Contribute to overall company wide quality improvements.  Working to achieve great audit trail of the work you do.
