Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Oval

Oval is situated inner south of London, in the borough of Lambeth. It is 2.3 miles from the centre of London. In c. 1790, during the reign of George III, (r. 1760-1820), an oval road was laid around what was originally a cabbage garden, and then a market market. It became known as "The Oval" by 1830. 
In 1845, during the reign of Queen Victoria, (r. 1837-1901), the Oval was opened as a cricket ground, and the grounds were owned by the the Duchy of Cornwall. A number of proposed building projects had failed, prior to this new development. 
Interestingly, in the Victorian era, the Oval ground hosted sports unrelated to cricket. For example, in 1851, an endurance walking took place: Richard Manks covered 1,000 miles in 500 hours, walking around the Oval's outfield. To help Manks at night, lamps were hung around the ground. This was the world's first floodlit sporting event. 
On 16th March 1872, at the Oval, the first FA Cup Final was played, in front of a crowd of 2,000 people. Leytonstone Wanderers Football Club beat the Royal Engineers 1-0. 
On 5th February 1872, at the Oval, the first rugby union match took place, with England beating Scotland 2-0. On 18th January 1879, at the Oval in snowy conditions, the very first rugby match took place between the tow home nation teams: England beat Wales 2-1. 
From 6th to 8th September 1880, the Oval hosted the first "Test Match" to be held in England, since the series began in 1877, in Melbourne. WG Grace, scored the first ever century for England, and defeated Australia. Further, his brothers E.M. Grace and Fred Grace, played the same Test. 
In 2007, redevelopment of the Pavilion End increased the ground's capacity, with a further 2,000 seats. More developments followed: in 2009, four masts of semi-permanent telescopic floodlights, costing £3.7m were installed, use in late-day through evening matches. In 2013, new "wings" were added either side of the OCS Stand at the Vauxhall end of the ground. Each "wing" added 500 seats. So, the capacity was increased, from 23,500 to 24,500. In 2016, a new stand was completed, at a cost of around £10m. This increased the capacity of the ground by 1,300 seats, to 25,300. There is a long-term redevelopment of the ground by Surrey County Cricket Club, to make the Oval transformed into the largest cricket stadium in the western hemisphere, with a capacity of 40,000. Today, the Oval ground is owned by King Charles III, the Duchy of Cornwall.  
In 1890, the Oval station opened as Kennington Oval, on the City and South London Railway. It was named after the local cricket ground. In the early 1920s, the station was rebuilt. The Oval Underground station we know today, is on the Northern Line.

Things to do in Oval

Home to Surrey Cricket Club, the Oval has hosted events since 1845, and not only cricket. In Victorian times, sports included endurance walking, the first FA Cup Final, and first Rugby matches. However, since 1880, England are proud to have followed in the footsteps of the gifted  cricketer, WG Grace. The Oval has since hosted many cricket matches. 
 

Oval - Cultural Scene

Conuco, Venezuelan Kitchen, 14 Brixton Road, Oval, London, SW9, has a great choice of foods. Starters include tequenos, tajada, yuca chips, blackbeans, domino, beef machada and chicken mechado. Mains include empanadas, which are similar to a pasty or patty; sancocho, beef broth and vegetables; cachapas, corn pancake; arepas, a round flat cornbread, with a choice of fillings; pabellon, which is Venezuela's national dish, with a rice base, and goes with a choice of chicken, beef or vegetables. Desserts include tres leche, sponge cake, whipped cream and cinnamon; cocosette, a coconut cookie wafer, filled with coconut cream; and quesillo, homemade creme caramel, Venezuelan style. There are a variety of fruit smoothies. Drinks include papelon con limon, lemonade; chicha, a staple Venezuelan drink, a creamy drink made with rice, condensed milk and topped with cinnamon. There are soft drinks, beers, wines and coffee.
