Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

History of Morden

Morden is a district and town in south London, in the borough of Merton. It is 10.3 miles from the centre of London. Very first human dwelling in the area, is thought to be during the Iron Age period, when Celtic tribes are known to have occupied areas around Wimbledon. However, the first real development in Morden, was the construction of the Roman road, called Stane Street, from Chichester to  London.
In the area, small Roman artifacts, mainly coins and pottery have been found. However, there is no evidence of any Roman settlement. 
Ethelstand the Etheling, son of Ethelread the Unready, (r. 978-1016), left "land at Mordune", to the abbey of Christ and St. Peter in his will of 1015, which became the site of the first Saxon parish church of St. Lawrence.
During the reign of King William I, "The Conqueror", (r. 1066-1087), the Domesday Book of 1086, recorded the manor as Mordone, part of Wallington Hundred. 
Throughout the 19th century, Morden remained a rural parish, despite the rapid suburban development of nearby Wimbledon. Agriculture remained prominent in the area. However, some industrial activity took place along the River Wandle, where watermills ground tobacco to snuff; and there was a varnish works, near to the site of Poplar Primary School. By the end of the 19th century, the varnish works were replaced with a brickworks, at Martin Way. (At the time, this was called Green Lane).
In 1926, Morden Station was opened, as a new terminus of a new extension from Clapham Common, of the City and South London Railway. At the time, the area remained rural. Morden, the Underground station we know today, is a terminus of the Northern Line. 
From the 1930s, new suburban developments took place. One example was the St. Helier estate, built by the London County Council (LCC), to house workers from Inner London. At the time, this estate was the largest local authority development in south London. In 1965, the London Borough of Merton was established, and it retains its name today.  
Despite suburban expansion, several grand period buildings remain, especially within Morden's parks. There are many open green spaces in the area.

There is Shared Ownership, which makes it more affordable for the homebuyer. A share of the home can be bought, between 25% adn 75%, with as little as a 5% deposit. The mortgage is paid on the owned share, and remaining share is rented, at a subsidised rate. The homebuyer can increase their share in their home and staircase up to a larger share, and eventually full ownership. 
Every home at St Augustin Court is built to a high quality finish, and residents have the benefit of either private balcony or terrace, and a communal garden, to the rear of the building. On street parking is available. Priority to these homes will be given to anyone with a local or South-West Sub Region connection in Kingston upon Thames, Lambeth, Merton,  Richmond upon Thames, Sutton, or Wandsworth. 
There are plenty of restaurants, cafes, bars and shops to choose from nearby. The nearest green open spaces are Morden Hill Park and Mitcham Common. 
 

Best places to eat out in Morden

Stirling Ackroyd have on offer Cricket Green, Mitcham, CR4. This is an outstanding new build development. The property is chain free, and there is a Help to Buy scheme. The average for a two bedroom apartment is £400,000. Two bedroom apartments have an open plan kitchen/diner, family bathroom, a private patio garden, and solar panels. 
Mitcham tram stop is 0.4 miles away. Mitcham Junction,  National Rail and Thameslink, is 0.7 miles away. Mitcham Eastfields, National Rail and Thameslink, is 0.9 miles away.

My friend and I enjoyed Morden Hall Park. We had a good walk along the River Wandle. Then we visited the rose garden, with many beautiful roses. Afterwards we had a pleasant lunch at the Potting Shed Café. 
 

Things to do in Morden

Morden Hall Park, Morden Hall Road, London, SM4, is a National Trust park on the banks of the River Wandle. By the river, there are rich ecologically significant wetlands, a rose garden with fifty flower beds, and around 45 varieties of rose. There is a garden centre, a second-hand bookshop and the Potting Shed Cafe. Located in a former snuff mill, a children and young people hub organises activities for schools and groups. There is a natural play area, with log stepping-stone courses, swing, zip wire and climbing cargo net. The park has a car park.  
 

Morden - Cultural Scene

Kokoro Morden, 52 London Road, Morden, SM4, is a Japanese restaurant, and its name means "heart", "soul" and "spirit". The restaurant offers dine-in and take-away. There is a good choice of hot dishes: chicken, beef, pork, tofu, salmon and vegetables, as well as curries. The cold food menu is also extensive, and includes sushi, sashimi and a Kokoro party platter. There are plenty of sides, soup and salad.
