Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

History of Manor House

Manor House is situated to the north of London, mainly in the borough of Hackney. However, it is also on the border with the borough of Haringey. It is 2.8 miles from the centre of London. In 1734, a map shows the earlier names: "Wood Berry Downs Meadow", and next to it shows "South Berry Meadow" and "North Berry Meadow". Interestingly, the name "berry" refers to a "fortified manor house". This is the real key to the name we know today, Manor House. The other original part of the name "down", (after "wood" and "berry"), refers to an area of grassy, treeless upland used for grazing.
During the reign of Queen Victoria, (r. 1837-1901), the area was known as "Woodberry Down". Until the mid the 19th century, Woodberry Down remained largely rural. However, some building took place, for example, Green Lanes, in 1821. There were only a few buildings at this stage. In 1834, Manor House tavern was built, on the junction of the Green Lanes turnpike road, and the Seven Sisters Road. In 1843, Queen Victoria and Prince Albert travelled by carriage from Windsor to Cambridge. At Seven Sisters Road, the carriage stopped at the Manor House Tavern, for the first change of horses. In 1852, the pub had a licensed concert room.  
In 1832, two reservoirs were dug, to purify the New River. These are the East and West reservoirs of today. In 1822, Northumberland House was completed. From 1826, it was a private mental hospital, until its demolition in 1955. Vivienne Haigh-Wood Eliot, first wife of the American-English author T.S. Eliot, lived at the hospital until her death in 1947. 
From 1857 to 1869, the green open space Finsbury Park was laid out, and the adjacent land was sold to builders. From the 1860s onwards, many villas were built. In 1868 Woodbury Down was laid out, and became a desirable suburb. By 1895, many original families moved out; and from around 1913, others were being replaced by poorer people. Social decline continued: for example in 1954, the area was inhabited mainly by students, foreigners and working class people. Most houses had a problem, of too many people living in the same building, and all in decay. 
In 1932, Manor House station was opened, and remains on the Underground, Piccadilly Line we know today. The station was named after the local pub, that had operated until its closure at the end of the 19th century. The old pub was demolished, and then rebuilt in its present form.   
From 1949 to the 1970s, the Woodberry Down Estate project, meant that old houses were demolished, and replaced with a large council development. Some 57 blocks of flats were completed in 1962. By the late 1980s, many of the flats were in poor condition; and a large portion were empty and boarded up with metal shutters. A squatter community grew up there.
Since 2007, Woodberry Down has undergone a concentrated redevelopment, with 5,500 new flats on the site. There is a good element of affordable housing, which makes up 41% of the project, for an investment of around £1 billion. Progress was made, when Hackney Council made a deal with Genesis Housing and Berkeley Homes, for the estate's demolition and redevelopment. The urban regeneration project is one of the largest in the UK, and is scheduled to complete in 2035.

The development is situated opposite Finsbury Park, green open space. The nearest station is Manor House, Underground, 0.1 miles away. Finsbury Park, National Rail and Underground, is 0.5 miles away.

 

Best places to eat out in Manor House

The average for a one bedroom apartment is £550,000. Hawker House is surrounded by 2 acres of green space, including a new park, with tree groves, lawns and flowers. There are two reservoirs a short walk away. 
One bedroom apartments have a spacious carpeted bedroom, and an open concept living area with a large, fully fitted kitchen, with wood floor. The bathroom is stylish and modern.

In the summer, I visited Finsbury Park with my family. There was a pleasant spot for a picnic, and then we enjoyed a walk. It was good to see all the birds on the lake. 
 

Finsbury Park, Endymion Road, London, N4, is a 46 hectare park. There are five main entrances, with Manor House station at the eastern edge, and Finsbury Park station at the southern tip. There is plenty of open parkland, with several areas of formal planting. The lake is ideal for natural habitats, for example many species of birds. The park has a childrens' playground and cafe near the lake. Sports are available, including an indoor gym, outdoor athletics track, and space for football, rugby, American football and general training.
 

The Finsbury, 336 Green Lanes, London, N4, is a pub, with an extensive food menu. Starters include seafood, "rice ball" dishes, garlic bread, nachos and fried halloumi. Mains include a good choice of pizzas, burgers, salads and sides. Desserts include pizza nutella, tiramisu and cheesecake. The pub offers a kids menu. Drinks include spirits, cocktails, wines, beers and lagers. The pub hosts gigs, featuring a good range of music, and comedy nights. Function rooms are available for hire. The pub has two gardens with outdoor seating.
