Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.

Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Hanwell

Hanwell is in the borough of Ealing, 9 miles to the west of central London. The area is thought to have originated from the words hana, meaning a cock, and weille,meaning a stream. Hanwell was an ancient village, first in the 5th and 6th centuries. 
In the Domesday Book, published in 1086, during the period of King William I, "The Conqueror", (r.1066-1087), Hanwell was recorded to have part of the land farmed, and part of it was meadowland, where pigs roamed. There was a mill at Hanwell, and most of the villagers were peasants or villains, working on the land. The total population was approximately 100. 
In 1856, the Central London District School, also known as the Cuckoo School for poor children, was founded. Its most well known pupil was Charlie Chaplin. 
The Great Western Railway was open to traffic, in June 1838. Part of it ran through Hanwell. Trains ran eastwards to Paddington, and westwards to Slough and Maidenhead. From around 1900 onwards, towards the end of Queen Victoria's reign (r.1837-1901), about thirty-six horse buses, or omnibuses, travelled through Hanwell. However, from the early 20th onwards, trams replaced omnibuses. For example, in 1901, trams ran from London to Southwell, via Hanwell.

Residents have the benefit of concierge service, a comprehensive gym, roof terraces, landscaped communal gardens and courtyards, cycle storage with secure access. Parking is available at an additional cost, electric charging points, and 12 studio designed residential lobbies with residential cores, served by passenger lifts.

JLL have on offer Central Square, Copley Close, Hanwell, London, W7. Prices are on average £340,000 for a 1 bedroom apartment, and £450,000 for a 2 bedroom apartment. Central Square is a brand new residential development, and the latest phase within the award-winning Copley W7 regeneration project, by Broadway Living. The development consists of 33 one and two bedrooms, through a Shared Ownership scheme, and 48 apartments through Help to Buy, with Equity Loan. All apartments have integrated appliances, and there is the benefit of Brompton bike hire.

Things to do in Hanwell

Hanwell Zoo, Church Road, Hanwell, London, W7, has a wide selection of birds and mammals. These include miniature donkeys, capybaras, margays, lemurs, red-crowned cranes, meerkats, porcupines, black and white ruffed lemurs, mandarin ducks, and mice. The zoo are committed to conservation, and ensure that species are well looked after in captivity. Thousands of local school children participate in the zoo's education programmes every year. The community is important: the zoo recruits volunteers, and people are encouraged to participate in events, and the community directly helps the zoo's conservation work. 
 

Swiss Cottage - Hanwell

L'oro Di Napoli, 217 Uxbridge Road, Hanwell, London, W7, is an Italian restaurant. Although quite small in size, it more than makes up for this with its fine quality food. Starters include focaccia, bruschetta, salads combined with fresh cheese and vegetables, and antipasto. Mains include classic Napoli pizzas, with vegan options, fried pizza options, and sandwiches.
