Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Reviews

"Our property manager, Natalie Birmingham has made our experience with Ringley extremely positive, having moved some of the management of our commercial property over to Ringley.
Natalie's professionalism, promptness, and dedication to exceeding expectations has left a lasting impression. She responds promptly to any queries or comments that we have and what sets Natalie apart is her commitment to going above and beyond. "

"Ringley have been supporting a number of leaseholders as managing agent - including myself - through a large insurance claim. It’s not an easy job managing 40+ different competing interests and I commend them for handling such a tricky situation. Dominic and Kate have been been responsive, informative and have advocated my needs and interests to all third party stakeholders. The claim will take a significant amount of time to resolve but had it not of been for Ringley I do not think we would have made any progress at all. I strongly recommend them."

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

History of Finchley

Finchley is situated in north London, in the borough of Barnet. Finchley Central is 7 miles from the centre of London. Finchley is thought to mean "Finch's clearing" or "finches' clearing," in late Anglo-Saxon times. The beginning, "Finch", either refers to the bird, or a person called Finch. The end of the name "ley", refers to an opening in woodland. The name was first recorded in the early 13th century. In the early medieval period, the area was woodland, and very few people lived there. At this time, the inhabitants supplied pigs and fuel to London.
During the time of the Norman Conquest, 1066, there was concentrated, extensive cultivation. By the 15th and 16th centuries, the woods on the eastern side of the parish, had been cleared to become Finchley Common. The medieval Great North Road, ran through the common, and was notorious for highwaymen, until the early 19th century.
From the 18th century, Finchley was renowned for its fine quality of hay, and this was the dominant agricultural activity, until the second half of the 19th century. During the 1820s, enclosure of the common took place, and it was only at this stage, that North Finchley began to develop.
In 1867, the original Finchley and Hendon station opened, on the Edgware, Highgate and London Railway. In 1940, this station was given its current name, Finchley Central. In 1867, the original East End Finchley station opened, on the Great Northern Railway; and in 1886, this was renamed its current name, East Finchley. Today, both of these stations are on the Underground, Northern Line, High Barnet branch. In 1933, West Finchley was originally opened on the LNER, which ceased in 1941. However, it first operated in 1940, as a station on the Underground, Northern Line, High Barnet branch.
In 1905, a tram service operated, which brought further development, and shops soon lined the High Road. By the outbreak of World War I in 1914, North Finchley had an ice rink and two cinemas.
In the middle of the 19th century, Finchley's population was less than 5,000; and by the end of the 19th century, it was 33,000. In 2011, Finchley's population was 65,812.

What our CEO, Mary Anne Bowring, likes about Finchley

I visited Stephen House and Gardens, with my family. We very much enjoyed seeing the history of Henry "Inky" Stephens, as he was an innovator of a highly successful ink company. Then we had a good walk, which included a lovely arboretum, and had a nice lunch at the cafe.

Things to do in Finchley

Stephens House and Gardens, 17 East End Road, Finchley, London, N3, is a Grade II listed house, with extensive landscaped gardens. The historic house was built in 1859 by Rev. Edward Cooper, and then enlarged and renovated between 1874 and 1878, by Henry "Inky" Stephens. He was referred to as this name, because his ink company was innovative and profitable, and Stephens was a wealthy man. From 1878, he lived in the house. The house and grounds were left for public enjoyment by Stephens in his will; so for any visitor, there is an interesting history. The house also has Lodge and Stables, and The Bothy. The latter is a large rectangular enclosure, with a garden and ancillary buildings; and there is a beautiful arboretum Inky's Stables Cafe is open 7 days a week. There are 10 acres of landscaped gardens; and venue hire is available for weddings and corporate events.
