Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Custom House

Custom House is 8.2 miles to the east of central London. It is situated on the north bank of the River Thames, in the borough of Newham. For a long time, the area was known as "Wool Quay": from the medieval era, a custom house was required to levy the duty payable on exported wool. This building was built in 1382, during the reign of King Richard II (r. 1377-1399).
The medieval Custom House was rebuilt in red bricks in 1559, one year after the coronation of Queen Elizabeth I, (r. 1558-1603). Inspectors from the building were known as "tide waiters", and boarded each ship as it arrived, to obtain a certificate of the vessel's cargo. 
The Elizabethan version of the Custom House building was, unfortunately, destroyed by the Great Fire of London, in 1666. King Charles II, (r. 1660-1685), instructed the Custom House to be the first building to be rebuilt, after the catastrophe of the fire. The King appointed Christopher Wren, a prominent architect, to oversee the work. 
The Custom House was again destroyed by fire in 1715, during the reign of King George I, (r.1714-1727). The building was replaced by one designed by Thomas Ripley, in 1718. Custom House suffered another fire in 1814, along with ten houses, during the reign of King George III, (r.1760-1820). David Laing designed and completed another building in 1817. However, severe cracks developed, and the building eventually collapsed in 1825. It was then rebuilt by Sir Robert Smirke, in 1827 during the reign of George IV, (r. 1820-1830).
The East Wing of the Custom House was badly damaged during World War II, (1939-1945), and was rebuilt in 1966. As the port of London moved further down river, the methods changed by which duties were paid. Custom House was no longer needed for its original purpose. In the 1960s, ships' masters were not required to pay their duties, and the building continued as an office of HM Revenue & Customs. HMRC were due to vacate the building in 2021. Plans have since been submitted for the building to be converted into a hotel.

Things to do in Custom House

The Thames Barrier, Eastmoor Street, London, SE7, is a retractable barrier system, designed to protect 125 km of Greater London against flooding. This may potentially originate from high tides and storms, moving up from the North Sea. It comprises a series of hidden underwater gates that pivot up when needed. Although you cannot go inside the Barrier, you can enjoy a 25 minute boat trip, around this amazing structure. On the River Thames bank, there are visual displays, a riverside walk, and viewing platforms. The nearest DLR is Pontoon Dock station.   
 

Custom House - Cultural Scene

Zero Sette, 2 Western Gateway, London, E16, is a popular Italian restaurant. Starters include bread and antipasti. Mains offer a good choice of pasta, seafood, chicken, pork, veal and steak dishes. There is a comprehensive pizza menu, and side dishes include salads, vegetables, and French fries. The dessert menu is a real treat, with a good variety of Italian classics. A drinks menu provides a wide selection of wines and cocktails. Set menus are available for parties.
