Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Bounds Green

Bounds Green is situated to the north of London, in the borough of Haringey. It is 8.4 miles from central London. Records show first evidence of settlement in the area, during the reign of King William I, "The Conqueror", (r. 1066-1087). 
In 1365, during the reign of King Edward III, (r. 1327-1377), the area was first called Le Boundes, because it originated from land held by John Le Bounde.
In 1608, during the reign of King James I, (r. 1603-1625), the name was Boundsgrene.
In the late 19th century, during the reign of Queen Victoria, (r. 1837-1901), Bounds Green was a small farming hamlet, with a few cottages, a tavern and a brickworks. A large portion of its residents were wealthy. In 1883, the area became part of the parish of St. Michael-at-Bowes, with a mission church of St. Peter. 
In 1859, New Southgate station was opened; and in 1880, Bowes Park station was opened. These railway developments initiated residential building growth. For example, in 1895, Bounds Green infants' and junior schools were built. 
In 1906, during the reign of Edward VII, (1901-1910), electric tram services started running; and many Edwardian properties survive from the phase of housebuilding that followed. 
In 1932, during the reign of King George V, (1910-1936), Bounds Green station was opened, on the London Electric Railway. This is the Underground, Piccadilly Line station we know today. The opening of the station reflected a completion of Bounds Green as a suburb of London, in the 1930s. Unfortunately, in 1940, during World War II, (1939-1945), a Luftwaffe bomb killed 17 people who were sheltering in the tunnel at Bounds Green station, and four others who were at home nearby.
Before and after World War II, factories were established in the area; at first individually, and later on an industrial estate. In the late 1970s, an old warehouse was converted for use by Middlesex Polytechnic (now University). The building has since been converted again, into residential apartments. There are many other examples of former industrial premises in Bounds Green, that have been replaced by housing.
