Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Reviews

"Our property manager, Natalie Birmingham has made our experience with Ringley extremely positive, having moved some of the management of our commercial property over to Ringley.
Natalie's professionalism, promptness, and dedication to exceeding expectations has left a lasting impression. She responds promptly to any queries or comments that we have and what sets Natalie apart is her commitment to going above and beyond. "

"Ringley have been supporting a number of leaseholders as managing agent - including myself - through a large insurance claim. It’s not an easy job managing 40+ different competing interests and I commend them for handling such a tricky situation. Dominic and Kate have been been responsive, informative and have advocated my needs and interests to all third party stakeholders. The claim will take a significant amount of time to resolve but had it not of been for Ringley I do not think we would have made any progress at all. I strongly recommend them."

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

We work alongside those deploying capital: our VirginLand by Ringley identify sites, our capital markets team work on equity and debt, our Asset Managers act as Employer’s Agent during the build for Project Monitoring. Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.

History of Borough

Borough is situated inner south-east of London, in the borough of Southwark. It is 3.3 miles from the centre of London. The name Borough originates from the "burgh" or fortified settlement that was needed, to protect London Bridge. In the 12th century, the church of St. George the Martyr was built; and by 1381, Marshalsea Gaol was in operation. It was attacked during the Peasants' Revolt of 1381. The rebellion, initiated by Wat Tyler, was a reaction to the unpopular poll tax, imposed by King Richard II, (r. 1367-1400).
The poet and author, Geoffrey Chaucer (c. 1342-1400), wrote the Canterbury Tales. The real Tabard Inn, Southwark is incorporated in the story, as the meeting place for 29 pilgrims. Harry Bailey is the fictional host of the inn; and he guides the pilgrims in the morning, on their road to Canterbury. So, to this day, the Tabard Inn has a story to be proud of.
Borough Market has existed since medieval times. It has traded at its present location for 260 years; and the buildings date from the mid 19th century. At the end of the 20th century, businesses were declining; so the wholesale market successfully expanded into retail, with pubs and restaurants, all ideal for the "foodie" consumer, with an emphasis on organic and farmers' produce. Borough Market has featured in several British films, including Lock, Stock and Two Smoking Barrels, Wilde and Bridget Jones's Diary.
In 1864, Borough Road station was opened, on the City Branch of the London, Chatham and Dover Railway, (LCDR). The line crossed the River Thames, and ran to St. Paul's (now Blackfriars), to terminate in the City of London. Borough Road was the first stop out of central London, for trains heading south from St. Paul's. In 1890, another station, Borough, was opened; and this was part of the first deep-level underground railway, on the City and South London Railway, (C&SLR). Borough station became more popular with passengers than its neighbouring station at Borough Road, which was forced to close in 1907, due to dwindling passengers. The Borough Underground station we know today, is on the Northern Line.

Most prestigious roads in Borough

1newhomes have on offer Brandon House, 180 Borough High Street, London, SE1. Three bedroom flats have sold out. This is not surprising, as Brandon House is one of the finest developments in the SE1 area.
All apartments at this development have been built to an exacting standard, and are spacious, with plenty of light. Comfort and energy efficiency are important: for example these new homes are six times more energy-efficient and generate over 60% less CO2 emissions than older style homes. Utility bills are reduced. For example, 100% low energy lighting and A-rated appliances guarantee a cheaper home to run. Highly efficient ventilation and heat recovery systems (MVHR) ensure that the apartments have a continuous supply of fresh, filtered air. The system takes out old stale air, and allows fresh air into the home.
Highly insulated walls, roofs and ground floors keep the cold air out and warm air in. The composite windows are low maintenance, and maximise natural daylight. The glass is very thermally efficient: in winter, the home is kept warm, and in summer, it is kept cool. Soundproofing is improved, for a peaceful home.
All apartments have water efficient taps and accessories. Stylish chrome Hansgrohe mixer taps to baths and basins provide innovative Air Power Technology. APT mixes air with water to create a softer, more abundant, luxurious water flow. Thermostatic bath and shower mixers provide precision temperature control, for better comfort and safety.
Residents have the benefit of 24 hour concierge; and all apartments have a balcony.
There are plenty of restaurants, cafes and gastro pubs to choose from, all a short walk away. Gabriels Wharf has designer stores, gallery shops and a convenient shopping quarter. Borough Market is nearby, and the Southbank has lovely views, with iconic landmarks and art galleries.

What our CEO, Mary Anne Bowring, likes about Borough

I visited Borough Market, and enjoyed a tour of the market, with Celia Brooks. She is a cook and food writer. First, we had a meet and greet over drinks and pastries, then we were taken on the guided tour. It was interesting to hear about the rare breed meat and charcuterie, as well as fine French cheeses. There was some good food to taste, along the way.
