Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

Towards Practical Completion we will be preparing always to mobilse new assets, take plant handover, recruit great teams and lease up fast.
We work to enhance the value of our Client’s asset and demonstrate good governance. To us this means engaging with leaseholders, residents and other stakeholders to ensure they are engaged with the management of each development.
Our aim is to make Management Company Directors feel empowered: to us this means 100% transparency and advising them of the options available to support decision making. We know volunteer directors have a day job, so work to delivery what they need in a timely manner and guide them on the decisions we need.

History of Basildon

Basildon is situated in Essex, 26 miles east of central London. It was first recorded as Belesduna,in the Domesday Book, published in 1086, during the era of Edward I, "The Conqueror", (r.1066-1087). At this time, the settlement had a population of 7 households, the smallest 40% of settlements recorded in the Domesday book. The name Basildon may originate from the Anglo-Saxon personal name Boerthal and the Anglo-Saxon word dun,meaning hill. 
Basildon has come along way since Medieval times. During the 19th century, a railway service started, to Pitsea in 1856, and Laindon, in 1888. 
In the 1940s, Billericay Urban District Council and Essex County Council, were concerned by a lack of amenities in the area, and petitioned the Government to create a New Town, for Basildon. After World War II (1939-1945), there was a housing shortage problem. This was remedied in 1949, with Basildon New Town: one of eight, established 20 to 30 miles from central London. Many homes were built, and industries thrived, at a much needed time. 
By the 1960s, Basildon was a rapidly developing retail centre, and 60 factories were built. Employment opportunities flourished.
In 1971, the town centre cinema was completed; and in 1973, Basildon Hospital finally completed. In 1974, Basildon Railway station opened. Since the 1970s, there has been a programme of building estates; and Basildon continues to expand. 
In 1999, as Basildon celebrated 50 years, Her Majesty The Queen and His Royal Highness, Prince Philip, the Duke of Edinburgh, officially opened the new steel and glass belltower, in St. Martin's Square.

Inland Homes have brand new family homes: Westwood at Gardiners Park Village, Basildon, Essex, SS14. This development is set to transform the area to the east of Basildon town centre. 
Basildon Overground station is a short distance away.
Inland Homes has a Help to Buy, with Equity Loan. The government scheme is available on new-build properties for first time buyers. The system is to pay a 5% cash deposit, and the government will provide you an equity loan of 20% (40% for London), and interest free for the first 5 years of the loan. The buyer will require a mortgage to fund the balance. Fees will not be charged on the 20% loan for the first 5 years of owning your home. 
 

Best places to eat out in Basildon

Stonebond have a new development of three, four and five bedroom homes: this is Woodside Place, Dry Street, Langdon Hills, Basildon, Essex, SS16.
Not only are these homes beautiful to look at, they are designed to high specification with expertly made materials, internally and externally. 
The development is a short walk from Laindon Overground station; and Langdon Hills Golf and Country Club is nearby.

I very much enjoyed my experience of wakeboarding, as I was being towed on my surfboard, by a motorboat. I found it remarkably easy. I'll definitely come back here again. 
 

Things to do in Basildon

Festival Wakeboard and Aqua Park, Basildon, Essex, SS14, is a complex for beginners through to experts. Wakeboarding is the sport of riding on a surfboard, whilst being towed behind a motorboat; and there are beginner cable, main cable and slow cable available. Air tricks are provided, for those confident to pursue acrobatic manoeuvres. The Aqua Park has obstacles: 2 Jungle Joes, a huge trampoline, a Jungle Jim, 2 Sierra's, and a  Cyclone, otherwise known as "Hamster Wheel." There is over 100 ft. of walkway to explore. Groups and schools may be booked in advance; and under 12's ride free. 
 

Basildon - Cultural Scene

Wat Tyler Country Park, Pitsea Hall Lane, Pitsea, Basildon, Essex, SS16, has 125 acres of country walks, wildlife spotting and adventure play for children. Basildon Heritage are a volunteer group, based at the Green Centre, and they have preserved the story of Basildon's past. Their archives include photographs, keepsakes and memories from the people of the Basildon area. Regular exhibitions are held at the Green Centre. The Essex Field Club has volunteers, who record and study the natural history and geology of the old County of Essex. The park hosts special activities for children, including woodland adventure parties. The Wat Tyler Cafe is a good stopping point. The Arts Labyrinth has many learning opportunities in leisure, entertainment and performing arts, with Living History and Heritage Crafts. They recreate homemaking, cottage crafts, leisure and entertainment, from Georgian and Victorian times; and they perform Living Theatre, and hold Heritage Craft Workshops. The Wat Tyler Marina, run by Bosun Marine, offers moorings, including for visitors, and 24 hour access storage facilities on Pitsea Creek, in the Essex marshland.
