Block Management Overview

Block and Estate Management is about the minutia done well: the role of a Managing Agent is technical, administrative, practical and political. It takes joined up thinking from a multi-disciplined team with one eye on the strategic long term plan and with sufficient resource to react to whatever is necessary day-to-day: the skills that block and estate management spans are: politics, building pathology, finance, legal knowhow and of course customer service too.

As a leading Managing Agent, we are a one-stop-property shop. We understand that our role is sometimes signposting Clients to get expert advice and supporting them to interpret such advice and make decisions. We support and help owners reach out to government and other local services where matters are beyond our day-to-day block management remit.

As a Managing Agent we know our true business is building relationships with people. Our people are empowered and know that they can make a difference to how people feel about where they live. We call our 'Property Manager's 'Relationship Managers' as our focus which is written up in our values is (a) to build relationships, (b) add value, and (c) to take the initiative: to us this means managing relationships. We lead the market in transparency and focusing on risk, cash, repairs and place making, usually in that order, and was the first Managing Agent to introduce a 'money back guarantee'.

We are not shy of hard work and believe our ability to get stuck in and find solutions that sets us apart. We are innovative to the core and committed to implementing good ideas in pursuit of 5* service.

Being who we are would be impossible without our passionately committed people, whose qualifications we sponsor and who we support professionally to be the best they can be, as achieving a national training award and our Silver IIP status confirms.

Block Management Reviews

"Our property manager, Natalie Birmingham has made our experience with Ringley extremely positive, having moved some of the management of our commercial property over to Ringley.
Natalie's professionalism, promptness, and dedication to exceeding expectations has left a lasting impression. She responds promptly to any queries or comments that we have and what sets Natalie apart is her commitment to going above and beyond. "

"Ringley have been supporting a number of leaseholders as managing agent - including myself - through a large insurance claim. It’s not an easy job managing 40+ different competing interests and I commend them for handling such a tricky situation. Dominic and Kate have been been responsive, informative and have advocated my needs and interests to all third party stakeholders. The claim will take a significant amount of time to resolve but had it not of been for Ringley I do not think we would have made any progress at all. I strongly recommend them."

"We have had a problem with noise from the flat above us in Lady Isle House Ferry Court Cardiff. We contacted a Mr Paul Staniforth who immediately became involved and addressed the situation. We really do appreciate what he has done for us and cannot thank him enough. Once again a big thank you to Mr Staniforth. The noise above was intolerable."

History of Arsenal

Arsenal is situated to the north of London, in the borough of Islington. It is 4 miles from the centre of London. Until the 19th century, the area was largely rural. During the reign of Queen Victoria, (r. 1837-1901), there was concentrated building in the Arsenal area, especially in the 1870s. Originally, part of the course of Hackney Brook ran along Gillespie Road.
In 1906, Gillespie Road station was opened by the Great Northern, Piccadilly and Brompton Railway, (GNP&BR). At this time, rows of terraced houses were beginning to appear in this part of London. During the 1930s, many small works and businesses developed in Gillespie Road. The local Gillespie Road station was renamed to "Arsenal" in 1932, after pressure from the football club. The Gillespie Road name is still displayed on the original Edwardian platform tiling. The Arsenal Underground station we know today, is on the Piccadilly Line. The new stadium is now situated to the west of the street.
In 1913, St. John's Collect of Divinity leased its sports ground at Highbury to Woolwich Arsenal Football Club. This had been in 1886, as the works team of the Royal Arsenal at Woolwich. In 1925, Herbert Chapman, became manager of Arsenal Football Association. He was from Yorkshire, and was a strict disciplinarian and astute businessman. He led Arsenal to FA Cup victory, defeating Huddersfield Town 2-0, at Wembley Stadium, in 1930.
From 1913 to 2006, Arsenal's original stadium was named "Highbury." It was designed by Scottish architect, Archibald Leitch. He designed many of Britain's football stadiums. Highbury stadium was reconstructed in the 1930s, and subsequently rebuilt in the 1980s and 1990s. However, further attempts to expand the stadium were refused by the community. The resulting reduction in capacity and matchday revenue, led to Arsenal deciding to build a new stadium, which became known as the Emirates Stadium, in nearby Islington. In 2006, the entire stadium project was completed, at a cost of £390 million. The club's former stadium was redeveloped as Highbury Square, an apartment complex.

What our CEO, Mary Anne Bowring, likes about Arsenal

With my friend, I visited Arsenal Football Club, and enjoyed seeing a tour of the stadium. It was good to visit the Museum, where we learned a lot about the history of the stadium.

Things to do in Arsenal

Arsenal Football Club, Emirates Stadium, Highbury House, 75 Drayton Park, London, N5, has been Arsenal's home ground since 2006. As well as football matches, there are stadium tours, legend tours and matchday tours. There is a museum at the stadium, where visitors can become immersed in the history of the football club. Many of the items on display were kindly donated by former players. For example, Jens Lehmann's goalkeeper gloves that he wore for every league match of the unbeaten Invincibles season in 2003/4, Michael Thomas' boots from Anfield in 1989, and Charlie George's FA Final Cup shirt from 1971. The museum also has two impressive video theatres, showing highlights from 1886 to present day. There are twenty major displays based on Arsenal's proud history. The Museum is included in all Stadium Tour tickets. The stadium offers membership, with discounts, as well as gifts and accessories, memorabilia, football kits, clothes and retro.
